July 31, 2022 BRRRR

I think I’m going to be second-guessing myself quite a bit on this journey. I started listening to BRRRR (Buy, Rehab, Rent, Refi, Repeat) and found out that my strategy of Googling “emerging rental markets” and choosing the cities mentioned the most is not the right idea. That aside, I’m really enjoying the book. I like the ideas put forth by the author and am excited to listen more. The strategy is for cash buyers; whether that be with cash, private money, hard money, HELOCs, etc. Having gained quite a bit of equity by due to the market and principal pay-down, we are in a position to have 300 – 400k available to us. It all depends on my credit score at the moment…fingers crossed. It’s going to be a bit expensive (6.47% at the moment) and one point.

The main point driven home by the author is the money is made when the asset is purchased. I’m still reading the long-distance investing book as well.

Tomorrow I’m going to continue to listen and read the books. I’m also going to research how to choose markets.
