I didn’t do much today other than listen to BRRRR some more. I also gave some thought to my options if I can’t get approved for a construction loan for the ADU projects. 1. Sell the duplex while we still get the owner-occupied exemption and roll it over into something bigger. There is about 600k in equity in that property. 2. Sell both the duplex and our primary for about 1M in proceeds. 3. Find a rich person to give me a line of credit secured by one of the properties. At this point, what I’d really like to happen is to have our current tenants move out because rents have increased significantly and the extra cash flow would be nice.
