I need to breathe. I think I’m rushing and my mind is going in a million different directions. I spoke with my friend, Ryan the attorney, again on his thoughts on using a construction loan versus a HELOC. I did not quite grasp everything he was saying when he first spoke of it because I now understand. There are pros and cons to each source of funding. One being the lender of the HELOC might have an issue with extensive alterations being done to the property and then call in the note. Construction loans are good in that there is usually permanent financing lined up in advance. With a HELOC, we are taking a risk that we won’t be able to get permanent financing after the project has been completed. Now that I understand all this information, I think that the HELOC is still the way to go. It’s cheaper and we have complete control over funds disbursal.
