I didn’t hear anything from Jim yesterday regarding the HELOC. I don’t need that to close right away, so I’m good. We have an existing HELOC with a 50k limit which we’ve been using to pay the surveyor and architects. I feel like the surveying company is taking its sweet time.

I’ve been keeping a lookout for a landscaping company. The guy we have now is hit and miss when it comes to actually maintaining the property. He never goes there. We’ll need to fix up the yard before we can advertise it for rent after the guinea pig tenants vacate. There is artificial turf in the backyard of their unit. We’re going to pull it up and install it in the front yard of the unit next door. I’m looking forward to them leaving because we should get at least $500 more per month in rent. Another service I have been researching is utility submetering. I would love to have that setup for both water and electric. Once the new units are built, we’ll have to submeter the electric because we don’t we want to pay for two new panels from the electric company. They ain’t cheap.

I completed my morning ritual of reading “Commercial…” and “Confessions…”. Knowledge is power, right?
