I am getting tired of not being updated by the surveyor. I emailed them this morning asking for an update following-up on an email I sent nine days ago. The project cost keeps rising because of delays.
I have been watching many Biggerpockets videos since I bought the Pro membership. Oh yeah, I subscribed to Biggerpockets, I should have mentioned that. I really like the calculators to create reports on potential properties. I created two reports for the duplex and triplex we own. It was eye-opening to get a clearer picture of the numbers.
I am about 90% certain I am finished with choosing markets. The information can be overwhelming. I have decided to look for 2, 3, and 4-unit properties that are looking for cash offers. At the moment, I have decided on San Antonio, TX; Dallas/Ft Worth metro; Chattanooga, TN; Indianapolis, IN; and Charlotte, NC. These locations have plenty of employers, > 1% population growth, property prices with which we can pay cash. Unfortunately, we’re still waiting for the HELOC to close, so I haven’t contacted any agents yet. I want to make sure we have capital before we start asking people to do things for us.
I found out from Jim that our primary residence appraised for $1.68M! I’m pretty pumped about that. Let’s close this loan!
