We submitted the verification of employment to Jim so he could send it to the lender. He expects a CTC (something “to close” I forgot at the moment) sometime next week. We’ll see.

I have been spending quite a bit of time running property analyses using the Biggerpockets calculators. It is quite educational. I am beginning to guess correctly how many units are in a property based on its price and location before I actually look at the listing on Redfin. I am realizing with today’s rates that finding a property that cash flows is going to be difficult. I see that properties are sitting for months without any action. I wonder if sellers are going to start to get desperate and start discounting the properties heavily.

I received the last rent payment today from the guinea pig tenants. I don’t remember if I wrote about this in another post but a prospective landlord called me and asked me questions about them. I told him that I asked them to leave because of the guinea pigs but they were “ok” tenants besides that. I couldn’t be dishonest. I hope they got the place because I prefer we don’t go the eviction route.
