This HELOC process is getting annoying. The latest request from Jim is to fill out a Trust document, get all the mortgage history, and go back two years to explain a $13k repair. Wish me luck.

Today is the supposed day-to-vacate for the guinea pig tenants. Hopefully, there will be a peaceful transition. I sent a text to our landscaper to get a quote to completely clean the front yard and start from scratch.

For a much more exciting subject, we got two initial drawings from the architect! I was really happy to see some progress. She gave us two options, a 2/1 or a 2/2 for the ADU. Of course, we’ll go with the 2/2 because the increased rent is worth it. The garage conversion is really cool, too. I can’t wait for this to happen.

I am trying an experiment on Zillow. I increased the amount of the rent for the soon-to-be vacant one-bedroom at our primary residence to see if it will generate more traffic. We will see.
