No action since yesterday so there’s not much to write. We are waiting on the clear to close for the HELOC. Having access to those funds will allow me to breathe. We have some big checks to write soon. One for the topo, the structural engineer, the remainder of Lyla’s contract, and the ROS and topo for our primary residence. Good problems to have.

He wasn’t getting a response because I hadn’t read it, so he acquiesced and sent it to Gmail. It is a 14-unit complex with 11 1BR1BA, 2 2BR1BA, and a studio with an asking price of $4,000,000. The rents are all below market by about a total of $5000-$7000 per month. My wife and I don’t have access to any cash at the moment, but it has been fun the last couple of days poring through the expenses and trying to run numbers to find a selling price that works. Ryan is a pain in the ass when it comes to answering questions. He’s very cryptic. Me: What would the value be if the rents were $30/month?” Ryan: “Depends”. Depends?
