We have the topography survey scheduled for Monday! I know I’m a little excited but it’s nice to see progress. I haven’t seen the ROS recorded yet, but the topo survey will begin anyways. They are going to use the first draft of the survey with the notes from the county on it.

I did not know that lenders don’t look at leases for income purposes, per se. Jim informed me that the increased rents we are receiving won’t have an impact on my debt-to-income ratio which would result in a higher credit limit. He said, “we could wait until you file your 2022 taxes”. No thank you. We’ll make-do with the lower limit. He’s waiting on clearance to close. The main reason I withdrew the last application was because of the impending vacancies and I knew that one of the loan documents I was to sign stated that nothing was going to happen to my income.

My section 8 tenant doesn’t read her mail very well. She was informed by the county that she has reached the maximum contribution. Because she didn’t get the proper thirty-day notice, the county paid the increase for two months. She was supposed to start paying the increase herself starting in November. She failed to do that. After emailing everyone and their mother about this issue, it was then that I was informed that it was tenant’s responsibility to pay. She has another increase to fit into her budget. Because we are now getting $2350 from the other unit, we can increase the section 8 rent to be in line with the other unit. That is $580 more than what she’s paying now. I’m pretty sure she’s going to have to find another place to live.
