Well, we have to replace a roof earlier than we had anticipated. I got a text and video yesterday morning around 8:30 from one of the tenants at our duplex saying that the ceiling was leaking and the laundry room was flooded. I let out a big sigh and replied letting her know I would be there soon to cover the roof. It was currently raining so I was not looking forward to trying to find a leak on the roof and get a temporary fix in place. I had to do that for the place in which we currently live when it was being rented. Water was running down a wall during some hard rain. Luckily, I found the source of the leak pretty quickly and was able to get a temporary fix in place but I was soaked. Sorry, back to the original story. My wife decided to call someone to go check it out so I didn’t have to. He was a handyman we used for some other stuff. I was grateful for that. It’s nice that she assists with management of the tenants and properties. Not having to make decisions alone lowers the stress levels when things like this happen. I informed the tenant someone would be coming over to check it out and to deduct $200 from next month’s rent for the inconveniences. I think that moving quickly to remedy the situation and the compensation helped because they don’t seem mad. The handyman said the entire roof is shot, and because there are already two roofs, they will need to be removed. Estimate: $25,000. Yeah, we’re going to get some other estimates. I estimate the roof is approximately 2200 sq ft. My wife called another roofer. I believe a referral from work. I texted the guy who did our current residence. He measured it this morning and gave me an estimate of $15,300 and $2,000 for removal. He said there’s only one roof, though. Weird. I told him we’d want to remove the old one and do any repairs just to get it done and over. I also told him I’d need to call the wife before giving him the job. I did that and we agreed it was a really good price. She cancelled the estimate with her contact and I called Tom the Roofer and let him know he got the job. He said he’ll be able to start the middle of next week. It looks like we got the HELOC closed just in time.
