Anton, the loan officer, contacted me on Friday to check-in. I told him the Record of Survey has been recorded, the topo is finished, the structural engineer is doing its part, and that Lyla plans to submit the plans within the first two weeks of February. He was pretty excited that things were moving along. He got some information from and said he will email me a “needs list”. Progress!
The new roof was finished sometime last week. I texted Tom, the roofer, yesterday for status because I was worried about rain that was coming. He didn’t reply right away so I drove by and saw that the new roof was on. I guess that means there weren’t any repairs needed. It looks really nice, though. It eases the anxiety I was having about water damage. I don’t have to worry for thirty years. The landscaper, Moises, happened to be at the property doing some maintenance which was good to see.
With all the videos and books I’ve been watching and reading, I’ve gained some knowledge about bonus depreciation available to us. I got pretty excited learning about it and emailed my accountant. I wanted to know if the additions we are going to make to the duplex are eligible for bonus depreciation. I also informed her that there were soft costs (surveyors, architect, etc) incurred in 2022 and asked how those are handled. She told me everything is deductible for the year in which the costs are incurred. Yay! “Keep a spreadsheet.” I’m pretty excited about the tax savings. I need to ask her about past improvements.
