I got all the plans last night from Lyla! I also hired Tim the permit expeditor which will be a huge help since I have no idea what I’m doing. I sent him $750 as a retainer. He charges $95/hour and anticipates about ten hours of work. I think I can start getting bids from contractors. Shit is starting to get real now.

The tenants on the other side of the duplex are moving out at the end of March. We should be able to get at least $400/mo more in rent. It will also be good because I won’t have to negotiate with current tenants about construction.
