I dropped the rent for our soon to be vacant unit to $2700 per month. That increased the traffic to the listing by quite a bit. I met with someone today to look at the unit. She and three other people would be moving in, and the applicant was pretty excited about it. She asked me how long after she submits the application would a decision be made. I asked her what her credit score is, and she said mid 600s. I asked her why it’s so low and she said that she ran up her credit cards a bit. She did say that she lived in her current residence for ten years and has a perfect rent record. I asked her why she’s moving, and she told me some shady things her landlord is doing like giving them a sixty-day notice to vacate and then reapply so that he could get a higher rent. There is rent control in California, and he is trying to circumvent that. I told her she can fight that and I would never do something like that. She and the other people seemed nice and now I’m just waiting for the application. We are currently getting $2145 per month, so additional $555 would be nice.

Because the current tenants are moving out at the end of the month, I told Russ, the plumber, to move the water heaters out of the laundry room the first week of April. That way we’re only inconveniencing one tenant instead of two.
