I think we finally have our vacancy filled. I showed the place twice today and got a deposit this afternoon. They are slated to move-in on May 1 at $2500 per month. Rents have dropped a little. We are getting $2600 next door and I think it’s a less desirable unit. Regardless, we are still getting more than the $2145 per month the last tenants were paying.

I’ve noticed that people feel the need to ask how to submit an application or anything about the application process when they have no intention of submitting one. I don’t get it. Just tell me, “Thanks for showing us the place. We’re going to keep looking.”.

I spoke with Luis, the general contractor, today. We discussed how dumb I am when it comes to construction projects. He was referred by my friend, Ryan, so I know he’s a good dude. We’re going to meet at the duplex tomorrow to get an idea of the work. He asked me to start thinking about the finishing portion of the project so that he can derive an estimate of the work.

I forgot to mention…new addresses have been assigned to the new units. It feels kind of real now.
