I’m excited to share that the first review of the construction plans for the ADU and garage conversion is complete! The architect emailed me this morning with a list of minor changes that need to be made, and she estimates that she will have the updated plans to me within two weeks.

I’ve already spoken with the general contractor, and he’s going to start gathering the items on the lender’s “needs list”. Once the plans have been resubmitted and approved, we can finally start construction!

I’ve also been in touch with Anton, the loan officer, to keep him updated on our progress. He’s been very helpful and responsive, and I’m confident that he’ll be able to get us the financing we need.

In other news, we’re still trying to get our soon-to-be vacant unit filled at our other property. We’ve had a few showings, but no one has made an offer yet. Fingers crossed that we’ll be able to rent it out soon!

Finally, I’ve started keeping an eye out for slightly distressed multifamily properties on my dog walking route. I note the address, get the APN from Redfin, and use that to get the address for the tax bill. Then, I write a letter to the owner asking if they’d be interested in selling. I’ve written three so far, and I’m hoping to hear back from one of them soon.

I’ve read that the best deals come from off market opportunities, so I’m excited to see what happens!
