Well, I have been slacking on posting for quite some time now. I last posted in July. I’ve just been frustrated with the process and how long it takes to get anything finished. We finally have approved plans and we are in the middle of negotiating with the contractor. The first quote definitely opened my eyes to how expensive construction is. 406k for just over 1400 square feet of living space. It’s still the cheapest way to buy units in southern California but, holy cow. He padded it for construction loan purposes we’re going to try and get it down a little. A HUGE help is how we are going to finance this project. My in-laws sold their business building and are going to fund our project at 5% interest and no closing costs. Payments will be added on to the principal. This is such a big help. We are hopefully going to start next week.
At the same time, one of the tenants at the duplex broke her lease and is moving out.
