All the trenching is complete. It is ready for plumbing underground. My plumber is busy at the moment so my Dad is going to step in. It was going to be another week before he can get to the job and I don’t want to wait that long. I think my Dad is bored because there wasn’t much hesitation before agreeing to help us out. I do worry, though, because he is seventy years old and I do not want him to over exert himself. I know that he’ll do a good job, though, because he was a plumbing contractor for over fifty years. He knows what he’s doing. I am going to call in sick so I can help him out. If all goes well, we should get our first inspection on Monday. That would be amazing.
The remaining tenants have given their 30-day notice to vacate. Maybe I increased the rent too much. Oh well. The unit now has AC and in-unit laundry which is pretty key. Hopefully, we’ll get it rented pretty quickly. We did get the other side rented at $230 less than it was.
We are also moving along on the garage conversion. It was decided to replace the remaining cast iron sewer pipes. That way we don’t have to worry about a sewer leak under slab for which we would have to tear apart a unit. We might as well do it when it is easiest to replace. The GC also suggested for the garage conversion to not put a ceiling in the living room common area in order to open up the space. I thought it was a great idea.
We finished our taxes. We do owe again this year but we only paid taxes on a little over 4k in rental income. We had over 40k in bonus depreciation which helped out a ton. This year will be even better. I like bonus depreciation.
