Framing has begun and it goes quickly! There’s an actual building in the backyard which is exciting. A tenant has not been found for the empty unit, yet. That is a causing a bit of stress but, at the moment, there is no gas or water service to the unit because we have to wait until the ceiling is finished in the garage.
Construction projects certainly come with their share of headaches. For example, we rerouted the gas and water lines servicing one of the existing units. They were rerouted through the ceiling of the garage conversion in the way of ceiling construction and a skylight. Hence, no gas or water to that unit at the moment. All the ceiling work will be done by this weekend.
I think my Dad is going to plumb the entire project. We saw him this weekend and he mentioned, as I already assumed, that he was having fun doing the work. He’s been retired for a while now and he gets antsy when he doesn’t have anything to do.
Last week, we had our primary home appraised. We also requested an opinion of the value if we build new units in the back and more garages. We are trying to figure out if it’s worth the cost. Once the ADU project is finished, we can do a cash-out refinance and roll that capital into building the new units where we live. The other option is to take the refi proceeds and find a new place for us to house hack. Preferably, something that needs some work so we can get the “quick” equity gain.
