I’m back from the dead. Construction on the ADU project completed in July. Two and a half years from beginning to “end”. We learned a lot. We learned that contractors have to be babysat. At least the one we had did. He never wrote anything down, or checked on the work of his employees, or met dates that he said he would meet. We, recently, had a maintenance request submitted by a tenant with photos showing closet hardware coming loose from the walls. The idiot who installed the closet system didn’t anchor the screws. He just screwed them right into the drywall. That was about $1000. We didn’t bother calling the original contractor. We’re just happy to be rid of him. A mini-split was leaking down the wall. The contractor a had his guy “fix” it. A few months later, leaking again. I digress, the project is finished and fully occupied bringing in almost 11K per month and appraised at 1.65M. Currently, we have zero cash flow because we decided to take as much out in the refi as we could with rents covering everything, plus some reserves, and a chunk to go put towards some fix and flips. We want to save a down payment for our next house hack.
We went to the Biggerpockets BPCON25 in Las Vegas earlier this month. We attended many sessions, learned a lot, and even hosted a meetup for San Diego area investors. I posted in some Facebook groups and Biggerpockets classifieds how we are looking to partner with an experienced flipper. We have a little cash that we’d like to deploy and learning from someone sounds like the safest way. I haven’t gotten any bites from the BP forums, but many from the FB groups. I need to follow-up. I need to be comfortable with being uncomfortable. If I’m doing things out of my comfort zone, good things will follow.
