I have not heard anything in regard to the ROS being recorded. I introduced Lyla, the architect, and Chad with the survey firm that will being doing the topo for the duplex. Chad asked if it was OK if they started work based upon the notes from the County on the ROS and I gave the go-ahead. I need to write post more consistently because I can’t remember if I mentioned that Lyla hooked us up with two structural engineering bids for the ADU project. That was helpful because I would have had no idea that I needed that. This scares me because it shows how little I know about construction. My father, who was a plumbing contractor for about fifty years, will be running the job. He’ll know the contractors we will need to finish the project. He already spoke to a childhood friend of his who is a cement contractor and he’s down to do the project. Boom. A childhood friend of mine will do the plumbing; He doesn’t know it yet, though.

The new tenant at our triplex paid her lease in-full. She’s not in yet. Hopefully, she’ll be a low-maintenance tenant.

I am very proud of my wife. She didn’t quite “get it” when we first married almost six years ago. Then all she saw were big-ticket expenses that didn’t result in higher rents, such as foundation work. She didn’t understand the benefits. Now that she has been exposed to our little business, she has a much greater appreciation for real estate. Now she gets her hands dirty which is a huge help.
